Property-secured Financing

Property-secured financing allows businesses to use their property as collateral to secure funds. This way, they can access cash by unlocking the value of their property, which can then be used for business growth, equipment purchases, or covering operational costs. It’s an effective solution for businesses to get the funds they need without selling their assets.

Financing Amount

Financing of up to RM2 million, subject to your approved credit limit. Multiple withdrawals can be made according to your business needs.

Financing Tenure

The product allows you to seek financing for tenure between 30 to 360 days. The product is revolving in nature; you have the options to split your drawdown to multiple notes of different sizes and tenures to suit your business cashflow planning.

Repayment Structure

For each drawdown up to 120 days (4 months), repayment will be on Bullet basis.

For each drawdown above 120 days, on delayed monthly instalment basis, whereby instalment repayment on every 30 days interval, starting from 120th Day.

Processing fee

Fee ranges from 1.5% to 3.0% of the financing amount according to the selected tenure.

Interest rate

Interest rate ranges from 8.0%p.a. to 12.0%p.a. according to assigned risk grade.

Interest is computed on the Issued Note amount from the disbursement date to the actual repayment date of each repayment tranche.

No Early Repayment Fee

By repaying early, you will save more on the interest. No early repayment penalty is imposed on early instalment settled.

Late penalties (if any)

A late penalty interest of 8.0% p.a will be levied on the principal amount of each repayment instalment for every lateness day in the event such repayment instalment is not repaid within 7 days grace period.

 Note: All stamp duties, fees, and levies related to the property valuation, charge, and other associated costs are to be paid directly by the Issuer applicant to the solicitor.

To be eligible for Property-secured Financing, certain criteria must be met:

  • The property must be located within West Malaysia
  • The property must be free from any encumbrance
  • This financing cannot be used to purchase properties or to refinance properties with existing financing from other financial institutions
  • Eligible property types include Residential properties, Industrial properties, Commercial properties, and lands that have good registrable and transferable titles.
  • Completed properties must have Certificate of Fitness (CF) or Certificate of Completion and Compliance (CCC).
  • Leasehold properties may be accepted as security/collateral if the remaining unexpired lease is for another 50 years or more.
